Rent collection and property maintenance

Rent collection

We provide all our tenants with hassle-free methods for rental payment. Tenants can pay rent directly over the Internet or by the DEFT payment system by phone or by BPAY. Rent can be paid seven days a week, 24 hours a day.

Arrears control

Regular reports are produced detailing any tenants who have missed a payment or are behind in rent.

Tenants who are behind are contacted immediately and most respond quickly to our reminder letters, phone calls and SMS messages.

Due to our arrears being closely monitored it is a rare occurrence for us to have to attend the Tenancy Tribunal.

Repairs and maintenance

Your property will be inspected annually and you will receive written advice of this inspection detailing the condition of the property and any recommended repairs and maintenance.

We have available a Property Maintenance Team of qualified Tradespersons to attend to all repairs.

We rectify all repairs according to your instructions in the Management Agency Agreement. However, should urgent repairs be reported (as specified in the Residential Tenancy Agreement) these will be attended to as soon as possible.

A complete record of all repairs is maintained in our Property Maintenance Files in our Rest Professional Software.

Payment for Repairs

If repairs are carried out to your property, payment is made from the rent received, which is held in our Trust Account. Full details of the repairs will appear on your monthly Statement and copies of the relevant invoices attached.

Statutory Disbursements

We can pay Council and Water Rates on your behalf as well as Strata Levies and Insurance.

Water Usage Charges will be collected from the tenants where the property is separately metered.
